Harlex acquired the options for this strategic land project with Patrick Properties Limited in February 2021. The site is made up of a number of land owners, located immediately to the south of Birchwood railway station and to the north east of Junction 21 of the M6 motorway. The overall site extends to 130acres and is ideally placed to deliver new employment land for industrial and logistics operators immediately adjacent to the M6 motorway. The site is also strategically placed adjacent to the Cheshire Lines railway corridor at Birchwood railway station. The scheme will assist with improvements to the station, a new park and ride facility and greatly improving pedestrian and cycle links in the area.
On behalf of our funding partner, Harlex has led the professional team and contributed to the submission of the representations to the emerging local plan. The Local Plan was submitted by Warrington Borough Council in April 2022 and the team is ready to respond to the next stages of the consultation process. Harlex has also worked closely with key stakeholders and adjacent land owners to ensure the success of this project. Using Harlex’ local contacts and market knowledge, we have been able to forge strong relationships across the project team and we hope to bring the scheme through to a successful allocation in this plan, or during the first plan review.
