The Granary – Listed Building Office Refurbishment and Re-positioning

Working on behalf of Pitalia Real Estate, Harlex were selected as the Development Manager to deliver the refurbishment of this Grade II listed office building in Leeds city centre, this selection was following the acquisition of the building from the Canal and Rivers Trust which had previously been refurbished by David Topham’s CTP.  The building totals 20,000 sq.ft over ground and three upper floors with an adjoining 5,000 sq.ft already let to The Boathouse Pub, there is an additional car parking area for 40 vehicles to the east of the building. The Granary is located adjacent to Leeds Train Station and a 5-minute walk from the main shopping district in Leeds.

Harlex assembled the professional team and submitted a planning application for the refurbishment.  The project which commenced in July 2022 and completed in March 2023 included a new entrance, reception area and atrium, new heating and cooling system and a full refurbishment of the office areas.  Now completed, the building provides grade A office accommodation incorporating the features of this historic building to provide best in class characterful workspace.  Harlex worked closely with the letting agents and marketing team and on completion, 75% of the floorspace was under offer, evidencing the demand for workspace of this kind within the Leeds market.
