Solar 120 – Industrial Refurbishment and Re-positioning


Harlex acquired this 8.5 acre industrial and logistics site in 2021 on behalf of CBRE Investment Management which had previously been used as a BT call centre.

The site is located on the well-established Gemini Business and Trade Park two miles north west of Warrington and 1.5 miles from junction 9 of the M62. The existing building totals 120,000sq.ft with additional yard space to the East.

The refurbishment of the property has a strong focus around enhancing its environmental credentials whilst providing a best in class refurbished product.  The building was shortlisted for the Northwest Insider Awards 2023 “Purpose-Led Innovation Award”, an award that focussed on development projects with an articulate and innovative approach to innovation and sustainability.  The completed building also won “Building of the Year” at the National Sustainability Awards 2023.

On behalf of our funding partner, Harlex in its Development Manager role, has assembled the professional, marketing and letting teams and successfully appointed a contractor to carry out the demolition and refurbishment works (John Turner Construction).  Strip out works commenced on site in March 2022 and the project completed in April 2023.

The unprecedented demand for warehouse and logistics space in the Northwest led to the building being a target a number of occupiers.  The building is now let and the tenant moved into occupation in October 2023.
