Harlex acquired this 10-acre refurbishment project with Winsford Real Estate Limited in December 2021. The site is located on Road Five within the popular Winsford Industrial Estate, which provides easy access to M6 motorway. The overall estate extends to 380acres and is the UK’s first Green Industrial Estate, with an abundance of workforce in close proximity. The development site comprises three industrial buildings totalling 225,00sq.ft. Two of the buildings have undergone a comprehensive refurbishment, with MC1 under offer at completion and strong interest in MC2. The third building (65,000sq.ft) was leased back to the previous owner, Henkel UK Operations Limited.
On behalf of our funding partner, Harlex has assembled the professional, marketing and letting teams; submitted a planning application and appointed a contractor (ISS Property). Works commenced on site in March 2022 and were completed in March 2023. Using Harlex’ contacts, market knowledge and expertise, we have been able to bring the building back into use quickly, which was a key consideration in the current climate of limited stock. Working with the letting agents and lawyers, Harlex has agreed a pre-let to a international recycling company on MC1 and are in talks with further occupiers for MC2.
